Maximum Amount: 2 months’ rent (§ 535.300.1).

• Receipt Required? No, Missouri law does not require landlords to issue a security deposit receipt or provide escrow account location disclosures (§ 535.300).

Pet Deposit: Landlords may request a pet deposit or fee, which does not count toward the 2-month rent security deposit limit (§ 535.300.7). Under federal Fair Housing laws, landlords cannot charge a deposit for service or emotional support animals (42 U.S.C. § 3604(f)(3)(B); 24 CFR § 100.204).

Return Period: Within 30 days after the date the tenancy terminates (§ 535.300.3).

• Itemized List Required? Yes. If withholding funds for unpaid rent, contractually agreed-upon carpet cleaning, or property restoration beyond normal wear and tear, the landlord must mail an itemized list of damage claims along with the remaining balance within 30 days (§ 535.300.3(2); § 535.300.4). The landlord must also give reasonable written notice of the move-out inspection date and time so the tenant has the right to be present (§ 535.300.5).

Lead-Based Paint Disclosure: For residential structures constructed before January 1, 1978, landlords must distribute the federal EPA Lead Hazard Pamphlet (PDF) and disclose any known lead-based paint hazards before lease execution (40 CFR § 745.113).

Methamphetamine Production Disclosure (if applicable): If a landlord knows that the property was used for methamphetamine production (or as a laboratory/storage site for related precursor convictions), they must disclose that fact in writing to the prospective tenant (§ 441.236).

Owner and Manager Identity: At or before the start of tenancy, the landlord must disclose the name and address of the property manager and of an owner (or a person authorized to accept service of process and official notices) (§ 535.185).

Radioactive or Hazardous Material Disclosure: A landlord who has received a report confirming that the rental property is or was contaminated with radioactive or hazardous materials must disclose this in writing prior to lease signing (§ 442.055).
