Minimum Termination: The landlord or tenant must provide at least 15 days’ written notice before the end of the current month or rental period (§ 78B-6-802(1)(b)(i)). Landlords and tenants are free to negotiate a longer minimum notice period (such as 30 days) in a signed written lease (§ 78B-6-802(1)(a)).
Increasing Rent: Utah prohibits local governments from enacting rent control, so there is no limit on how much or how often landlords may increase rent (§ 57-20-1(A)). To raise the rent, landlords may terminate the lease with 15 days’ notice and offer a new agreement at a higher rate (§ 78B-6-802(1)(b)(i)). If the lease specifies a longer notice period for rent increases or terminations, the landlord must adhere to the timeline set forth in the agreement (§ 78B-6-802(1)(a)).
