1.) Lead-Based Paint Disclosure: Sellers of homes built before 1978 must disclose any known lead-based paint hazards and provide buyers with a federally approved information pamphlet (42 U.S. Code § 4852d).
2.) Mandatory Real Estate Relationship Disclosure: Licensed real estate agents must provide a written form explaining the legal duties a licensed agent owes to a consumer (§ 5-20.6-6). This form clarifies whether the real estate agent is acting in the buyer’s or seller’s interests, or as a dual agent assisting both parties.
3.) Real Estate Sales Disclosure: Sellers must complete this comprehensive form detailing the property’s condition, including structural elements, systems, and known defects such as radon or mold (§ 5-20.8-2). This document includes Rhode Island’s mandatory Wetlands Disclosure (§ 5-20.8-2(b)(2)(x)).
