Minimum Termination: The landlord or tenant can end a month-to-month lease by providing at least 30 days’ written notice prior to the next periodic rental date (§ 5321.17(B)). Landlords may end the lease for any reason, provided the termination is not discriminatory or retaliatory (§ 5321.02).
Increasing Rent: Ohio places no limits on how much or how often landlords may increase rent (§ 5321.20). Landlords cannot raise rent to punish tenants for exercising their legal rights, such as reporting safety violations or joining a tenants’ union (§ 5321.02(A)).
