Minimum Termination: The landlord or tenant can end a month-to-month lease by providing at least 30 days’ written notice prior to the next periodic rental date (§ 5321.17(B)). Landlords can lawfully terminate a month-to-month lease for any reason, provided the termination is not discriminatory or retaliatory (§ 5321.02).
Increasing Rent: Ohio state law prohibits rent-control ordinances, meaning there is no limit on how much or how often landlords may increase rent (§ 5321.20). Landlords cannot raise rent to punish tenants for exercising their legal rights, such as reporting safety violations or joining a tenants’ union (§ 5321.02(A)).
