State Laws

Minimum Termination: A tenant or landlord can terminate a month-to-month lease with written notice stating that the tenancy will end on a periodic rent-paying date (usually the first of the month) at least 30 days after receiving the notice. Tenants in the United States military service can give 15 days’ written notice if ending their tenancy is necessitated by military orders (§ 58-2504 & § 58-2570(b)).

Increasing Rent: There are no statewide or local caps on rent increases in Kansas (§ 12-16,120). Landlords must provide at least 30 days’ written notice prior to a monthly lease renewal before a rent increase can go into effect (§ 58-2504 & § 58-2570(b)).
