State Laws

Minimum Termination: A tenant can terminate the lease by notifying the landlord at any time before the next monthly rental period begins (§ 47a-3d). Landlords can terminate the lease by providing the tenant with a Notice to Quit at least three full days before the final day of the rental month. Landlords and tenants typically agree to lease terms with stricter notice requirements (usually 30 days) that override the minimum requirements set forth in the state statute.

Increasing Rent: There is no statewide cap on rent increases, nor is there a statutory minimum notice period require3d to increase rent on a month-to-month lease. However, municipalities with over 25,000 residents must maintain local Fair Rent Commissions (§ 7-148b), which have the authority to restrict or eliminate rent increases that they deem harsh or unreasonable (§ 7-148c).
