State Laws

Minimum Termination: The landlord or tenant may terminate a month-to-month lease by providing at least 30 days’ written notice prior to the periodic rental date specified on the notice (§ 76-1437(2)).

Increasing Rent: There is no statewide cap on rent increases, and Nebraska state law prohibits local governments from enacting rent control measures (§ 13-331(2)). Landlords must provide at least 30 days’ written notice before a rent increase can go into effect on a periodic rent-payment date (§ 76-1437(2)).

Exception:

  • Nebraska’s Mobile Home Landlord and Tenant Act requires landlords to provide 60 days’ written notice for rental increases on mobile home parks (§ 76-1490).
