Minimum Termination: The tenant or landlord must provide a written notice equal to the interval between rent payments or 30 days, whichever is longer (M.G.L. c. 186, § 12)
Increasing Rent: Massachusetts has no cap on rent increases, and state law prohibits cities from enforcing rent control independently (M.G.L. c. 40P, § 4). Landlords must provide 30 days’ written notice (or one full rental period, whichever is longer) before a rent increase can go into effect ([M.G.L. c. 186, § 12).
