State Laws

Minimum Termination: The landlord or tenant can terminate the lease without “just cause” by providing a written notice at least one month prior to the termination date (§ 55-208).

Increasing Rent: There is no statewide cap on rent increases, and Idaho law prohibits local municipalities from enacting rent-control ordinances (§ 55-306). Landlords must provide at least 30 days’ written notice before a rent increase can go into effect (§ 55-304(2)).
