The form provides a landlord with information on the applicant about identity, employment, and rental history. The applicant’s social security number is generally produced to assist the lessee in running an investigative background search to protect the interest of the owner.

In August of 2019, the Rental Application Fairness Act (HB 19-1106) went into effect, compelling accountability and limitation on the amount a landlord can demand as a rental application fee. The language of the bill stipulates that all requested costs be allocated within an invoice and disclosure of such charges to the prospective tenant.
