Maximum Amount: The landlord may collect up to 1 month’s rent as a standard security deposit (§ 35-9A-201(a)).

• Receipt Required? No.

Pet Deposit: Landlords may charge a separate pet deposit (service animals are exempt).

Return Period: The landlord must return the deposits, minus any lawful deductions, within 60 days after the termination of the tenancy and return of possession of the premises (§ 35-9A-201(b)).

• Itemized List Required? Yes, any portion withheld by the landlord for unpaid rent or damages must be detailed in an itemized list delivered to the tenant in the 60-day return window (§ 35-9A-201(c)).

Landlord’s Name and Address: The landlord’s name and address must be provided in writing to the tenant at the time of lease commencement (§ 35-9A-202).

Lead-Based Paint Disclosure: If the property was constructed before January 1, 1978, under federal law, it must include a disclosure form that informs the tenant about lead-based paint (40 CFR § 745.113).

Notice of Rules and Regulations (if applicable): Landlords must notify the tenant of all existing property rules and regulations at the time they enter into the rental agreement (§ 35-9A-302(b)(6)).
