Security Deposit Laws

Maximum Amount: One month’s rent. (§ 35-9A-201(a))

Landlord Disclosures

Landlord’s Name and Address: The landlord’s name and address must be mentioned to the tenant at the time of lease commencement. This can be the property manager, owner, or agent authorized to act on the owner’s behalf. (§ 35-9A-202).

Lead-Based Paint Disclosure: If the property was constructed before January 1, 1978, under federal law, it must include a disclosure form that informs the tenant about lead-based paint. (40 CFR § 745.113)
